Our tenants feel comfortable knowing that 24 hours a day, 7 days a week they will be able to reach a qualified employee who will promptly address any maintenance issue as it relates to their safety or the integrity of your property.

Whether your properties are apartments, single family homes, duplexes, commercial developments, or office spaces for growing companies, our company ensures that your property is well managed to attract and retain tenants.

At Advantage Property Management we pride ourselves on providing Quality Service for Quality Homes.  

Just a rough outline of our basic services:

1.  Discuss with you the current market rates and expectations of tenants for you to make a wise decision.

2.  All marketing including quality photos; yard signs; directional signage as needed; MLS input; input into all the top searchable rental sites including Trulia, Zillow,,, hotpads, and many more; lockbox installation; team environment to handle all tenant inquiries and showings.  I will not sign a management contract with a marketing period longer than 60 days!

3.  All screening is professionally done and compliant with all state and federal laws.   We perform a 5 point background check that includes:  credit, civil background (evictions, bankruptcies, & other judgments), criminal background, income, and previous rental history.  

4.   We take detailed move-in notes to avoid any possible issues with security deposit.

5.  We handle all maintenance requests.  We ask for a $300 owners reserve for emergency repairs and smaller items, for anything over $300 we seek your approval before ordering services to be complete.   

6.  All properties are physically inspected as needed, but always at 12 months.  Our service people are trained to have their eyes open for possible lease violation issues when performing repairs too.  

7.  Our system allows for you to receive monthly direct deposits and view owner's statements 24/7 by logging into your own portal.

8.  We even manage all rent ready repairs for you if you prefer.  You can use our recommendations of contractors or have us manage the process (this is outside our typical scope of business and an additional fee would apply).  

9.  We do not use the standard fill-in-blank lease.  We have a lease written by top attorneys that is as near ironclad as can be.  It includes stiff penalties for breaking the lease, late payments, and unauthorized behavior.     

10.  Quality service.   I answer the phone (when I am not on it) and return emails in a timely manner.  References from other owners and tenants are available.

Typical Fees:

1st months rent as a leasing commission

10% per month mgmt fee

1/3 month's rent renewal fee
